Whether you’re looking to rent out a single apartment, a small retail premises, or an extensive portfolio of investment properties, the rental process can be time and labour intensive, personally stressful, and extremely expensive.

That’s where we come in: because not only do we offer all our clients a risk-free, ‘no let – no fee’ promise, we also make your life easier simply by managing every step of the rental process on your behalf, from vetting tenants, to collecting rent, right through to arranging repairs and maintenance.

After you get in touch about renting your property, we’ll visit you at your property and provide you with a realistic estimated rental figure. During this visit (which is completely free of charge to you), we will also advise as to whether any further works may be appropriate, in order to secure the best possible rent for your property.

Our aim is to always provide prospective tenants with a flexible approach to viewings; an approach that is designed to suit their work / life schedule, rather than ours.

With this in mind, we will show your property anytime (day, evening, or even at the weekend), all as part of our service and at no extra charge to you.

For us, tenant selection is critical when it comes to ensuring successful property lettings and management. Why? Because ultimately, property is about much more than just bricks and mortar, it’s about people.

That’s exactly the reason why our letting agents are encouraged to only ever recommend suitably qualified applicants, and to sign-up the right applicant, not just the first one that comes along.

With this in mind, we require detailed written references and identification documents from all would be tenants: no applicant will be recommended to you as a suitable tenant for your property, until all questions are answered to our satisfaction.

Finally, we have a number of set criteria that we follow, during the approval process, which ensures that every applicant is treated fairly and equitably, to ensure that discrimination is never an issue.

When you are satisfied with our recommendation of tenants, we’ll arrange for the preparation of all necessary regulatory documentation, including each of the following:

– drafting of the lease agreements
– inventory of property
– PRTB registration forms
– standing order mandates
– schedule of condition of the property

We will arrange for the execution of the tenancy agreement, payment of the first month’s rent and an appropriate security deposit. We will also ensure that your tenant signs the appropriate standing order mandate and is made aware of their responsibility to fill in, copy, and forward to you the completed schedule of condition of your property.

Finally, once funds have been lodged to our client account, we will make the appropriate transfer of client funds to your nominated bank account and will keep you informed of this process at all stages.

On the start date of the lease, we will meet the tenants at the property to move them in and check that they are happy with everything.

We will, if appropriate, arrange for readings to be taken for all electricity and gas utility accounts. We will also notify these utility companies of the change in the tenancy, and request that the relevant accounts are transferred into the names of the new tenants.

For data protection reasons we are unable to contact or transfer phone /cable/broadband utility providers. As a result, your tenant is responsible for transferring these accounts into their name. You, as landlord, are responsible for ceasing any existing accounts relating to these utilities, which are either in your name or in the name of you previous tenant.

We will collate and post to you copies of all new tenant references, contact information, signed standing order mandates, leases, inventories, and a completed PRTB registration form.
